Paul’s practice focuses on real estate, private equity, and general business transactions. His experience includes representation of a wide variety of clients engaged in many types of real estate, financing, and other business transactions, as well as institutional lenders, investors, and public companies in the acquisition and disposition of commercial property of all product types. Paul also has experience in commercial leasing, including sale-leasebacks and build-to-suit leases, lease disputes, and general corporate representation. He currently represents several large nationwide real estate private equity funds in various acquisitions, financing, development, workout, and sale transactions. Paul also represents institutional landlords and tenants across the country.
Paul has drafted and maintains lease forms (for office, retail, and industrial products) used by, among others, Goldman Sachs, CBRE Group, Inc., CBRE Global Investors, CommonWealth Partners, J.P. Morgan Asset Management, Stream Realty Partners, Alex. Brown Realty, Inc., Odyssey Real Estate Capital, Piedmont Office Realty Trust, Wells Real Estate REIT, iStar Financial, Spear Street Capital, Cassidy Turley, Wood’s Capital Management, and Crow Holdings; the forms are currently used in 38 different states. He is a regular speaker on leasing issues, including drafting, negotiation, and disputes with respect to landlord/tenant relationships.
Paul is the co-head of the Real Estate practice group.
Experience Highlights
Spear Street Capital in its acquisition of 500 West Monroe, a 966,924 square foot, 46-floor, Class A multi-tenant office building at the corner of Canal Street and Monroe Street in downtown Chicago, Illinois
Represent institutional investor in the leaseback of three major corporate office hubs in three metropolitan areas with an aggregate value of $2.5 billion
Acquisition of 1 AT&T Plaza, a 37-floor office building located in downtown Dallas, Texas
Commonwealth Partners LLC, a private equity fund, in the $305 million acquisition of the office building known as 1888 Century Park East, a 20-story, 500,000-square-foot office tower located in the Century City submarket of Los Angeles, California
7-Eleven in the relocation of its corporate headquarters from One Arts Plaza in the Dallas Arts District to the new Cypress Waters Development in Irving, Texas, which involved drafting and negotiating a 325,000-square-foot single tenant build-to-suit lease, negotiating of documents relating to economic incentives from the City of Irving, and drafting and negotiating of other lease-related documents relating to both the One Arts Plaza lease and the Cypress Waters lease
Spear Street Capital, LLC in its $135 million acquisition of a four-building office complex totaling approximately 800,000 square feet in Richardson, Texas, commonly known as Galatyn Park
Commonwealth Partners LLC, a private equity fund, in acquisition of entities, including a REIT, ultimately owning the three-building office park known as Sunnyvale Office Park in Sunnyvale, California
An international accounting firm in the acquisition of real property for and development of a $300 million state-of-the-art learning and leadership development center
A landlord in a $116 million three-way transaction where the original tenant assigned three whole-building leases to Google, as new tenant, then subleased one of the buildings back
A real estate investment group in its acquisition of the office building known as Marathon Oil Tower, a 41-story, 1.2 million-square-foot office tower located in the Galleria submarket of suburban Houston, Texas
A developer in connection with lot development projects, including acquisitions, financings, and dispositions
A private equity fund in redevelopment and lease-up of a 1,350,000-square-foot office tower in downtown Dallas, Texas
A nationwide developer and owner of park and fly facilities in several states
A private equity firm in the $44.75 million purchase of an office complex in Dallas, Texas
